Rents at New Era will be kept at current levels for the next year, meaning tenants "do not need to worry about this Christmas or next Christmas," according to John Gooding, the chief executive of Dolphin Living, the foundation's customer-facing arm.
"The expansion of Right to Buy may be good politics, but represents terrible policy," said Adam Challis, head of residential research at JLL. "This is exactly the kind of short-termist thinking that the countries' 3.8m million social housing tenants don't need".
And when tenants don't need help paying their rent, Domuso is still their main payment portal each month – meaning the startup generates revenue from all tenants even if they don't use the loan product.
The company is struggling to let the half of the building it does not need for itself.Worldwide, there has been less speculative development than last time; instead, most new buildings already have an anchor tenant or substantial pre-leasing.
Few tenants will allow an IAI that has the effect of boosting the rent over the threshold, but of course, during a vacancy, the landlord does not need anybody's permission to do an IAI.
"The increasing cost of pure office space and decreasing vacancy rate is causing tenants that do not need glitz or glamour to look for an alternative," said Hayden Tiger, the company's regional director.
Under Section 21 the landlord doesn't need to give a reason for asking the tenant to leave, although he or she must give them two months' notice.
