London's housing shortfall is running at more than 20,000 homes per year and too many of the properties under construction are aimed at wealthy buyers, according to research that warns of a growing affordability gap in the capital's new housing stock.
(It will soon have competition from a property under construction on the promenade. Currently in negotiations to be branded a Hyatt, it is scheduled to open in 2014).
Luxury hotels now represent 18percentt of the hotel rooms in the United States -- and will represent 26percentt once properties now under construction open.
Small flats are simply not selling because in many areas there are too many new-builds or properties still under construction.
"Builders in Chapter 11 and lenders foreclosing on properties still under construction aren't as diligent about security," said Mark Ouimette, managing director at Beecher Carlson, an insurance company based in Atlanta that underwrites policies for homebuilders.
Properties currently under construction include the 106-unit Hope Lake Lodge at Greek Peak, a ski resort in Cortland, N.Y., which will have an indoor water park with more than 500 feet of slides, and Silverline, a 90-unit luxury condominium development near Telluride, Colo., that will have a 40,000-square-foot $18 million community recreation center with an indoor water park.
Now that occupancy rates are picking up, dozens of properties are under construction, "but it will take two years to complete them," says Kelley.
"We want people to leave with their mouths open, saying, 'We didn't even do that in our home,' " said Jack Luber, one of the developers, giving a tour of the property, still under construction in late January.
But a sprinkling of residential properties are also under construction.
But owners of properties that are under construction or soon will be have no other option but to try sticking it out as long as possible, Mr. Turkel added.
