Owners were asked to give 50 cents a square foot; tenants, 30 cents.
"The 10,000-square-foot tenant does not," he added.
"A 4,000-square-foot tenant does not need board approval," said Insignia/ESG's Mr. Turchin.
"If we have a 1,000-square-foot tenant who needs 2,000 square feet, we try to move him to where we have space," he said.
"In New York, it's always hard to find a building where a 200,000-square-foot tenant could move in and the building could be named for them and it would give them a high-profile presence in Manhattan," said Mary Ann Tighe, the chief executive of CB Richard Ellis's regional office, who has been assigned to market the building alongside Howard Fiddle, Benjamin Friedland and Evan Haskell.
Mr. Dolan said he now told potential tenants for the Schwab building that "all tenants are being treated like 100,000-square-foot tenants".
As enticement, brokers say landlords are throwing in three to six months of free rent, and as much as $100 a square foot in tenant improvements.
"We have the flexibility to go as little as 2,500 square feet per tenant to the length of a full floor, which is about 33,000 square feet," he said.
Rents are $29.50 a square foot, with tenants paying electricity.
Rents in that building will be $31.50 a square foot, with tenants paying for their own electricity.
