Its kitchen delivers more than its nondescript décor and second-floor location might seem to promise.
Steve Orens, president of Plaza Travel, said he and his staff liked the neighborhood as well as the agency's seventh-floor location, which he said offered good views.
But the 4,000 square feet is "double our size now," Ms. Joseph said of the organization's current sixth-floor location at 200 Lexington Avenue, between 32nd and 33rd Streets.
"The ninth-floor location was becoming unmanageable," said Michael Heffner, 32, the company's president and managing partner, especially when it came to sending and receiving the thousands of items destined for the auction block.
On the other hand, Hide-Chan Ramen, 248 East 52nd Street, (212) 813-1800, itself a franchise of a Japanese chain, is a squatter in the second-floor location vacated by one of Mr. Munekata's yakitori bars: the funky aroma of pork bones boiling for the Hakata-style tonkotsu broth feels incongruous in the unrenovated space, and the piped-in dance music only makes matters worse.
"In a market where you have more competition because you have more listings, the price on any apartment with a disadvantage — like a fifth-floor location or high maintenance charges or an awkward layout — may get penalized," said Jonathan J. Miller, the president of Miller Samuel, an appraisal firm.
This relationship is not visible in the First Floor and Wellcome locations.
