Private developers, community development corporations like the Bedford Stuyvesant Restoration Corporation and the city's housing agency are planning new co-op, rental and condo units, including several projects that allow developers to build at greater than usual density in exchange for setting aside units for low- or middle-income tenants.
In the last year alone, said Fred Bado, director of community development, about 750 new apartment units have been approved for construction.
According to the state department of housing and community development, California needs 220,000 new units of housing every year to meet demand, yet since 1990 it has averaged 100,000.
The Atlantic Terrace, an 80-unit building in Fort Greene, Brooklyn, built by the Fifth Avenue Committee, a community development group, was originally going to sell 59 units to families earning up to 165 percent of the area median income.
Global Green's Holy Cross project has already built five homes, and plans to erect an 18-unit apartment building and a community development center with banking facilities, groceries, meeting spaces and an environmental education center.
"As a community development corporation, without this partnership, we could build an affordable unit here and there, but nothing of this scale.
The region comprises both island and mainland community development blocks (CDBs), which are the lowest level of administrative units of a district in a rural region.
Comparing two approaches to community development would be possible in a randomized trial with communities as the unit of study, and the degree of goal achievement as the outcome.
"There are enough passionate St . LouisCardinals fans in the area that they will pay the money to be there, whether the units are rented or sold as condos," said Matt Schindler, senior manager of community development with the Partnership for Downtown.
