The company, which runs the NDB.com online brokerage service, projected a loss of 6 to 9 cents a share for the period, which ended Aug. 31 and was the first quarter of its fiscal year.
The monthly rent for the two duplex penthouses, with 1,700 and 2,200 square feet, will be $13,500 and $15,500, according to Citi Habitats, a Manhattan rental brokerage and the project's leasing agent.
Comparable apartments south of 96th Street rent for $1,700 a month, said Andrew Heiberger, president of Citi Habitats, a Manhattan residential brokerage firm and the project's leasing agent.
"The area had all the problems of urban blight, but the proximity to I-78 and the ports made it attractive to freight forwarders," said Ronald Sholom, chairman of SBWE, the brokerage that represented the project.
But what will distinguish River Park is its lower cost, said Kevin J. Murphy, a broker at the East Rutherford office of Cushman & Wakefield, the national brokerage company and the project's leasing agent.
Offices at the Lyric will be occupied by small and midsize tenants and "will fill a market niche in the land of corporate giants and high-rise towers" along the Hudson River waterfront, said Dudley Ryan of CB Richard Ellis, the commercial brokerage that is the project's leasing agent.
Prices, which have been raised an average of 5percentt since April, are competitive with those for units in comparable West Side buildings, said Iva R. Spitzer, senior vice president at Douglas Elliman, the Manhattan brokerage firm and the project's sales agent.
Branding expert Denis Riney of Siegel & Gale performed the same type of project for brokerage firm Edward Jones, helping the firm personalize its account statements.
According to a list compiled by Scott R. Latham, a senior director of Cushman & Wakefield, the brokerage and services company, projects under way would add 2,395 housing units to the 16,800 already in the Lower Manhattan area.
Besides having an Apple Store aesthetic, it will have at least one large touch-screen computer table that can wirelessly link to smartphones, and, it is hoped, help with client meetings, said Eric Benaim, the chief executive of Modern Spaces, the Long Island City brokerage that will market the project.
